International Applicants

Applicants from the United States are encouraged to fill out a Zillow Rental Application, which among other things, includes a credit check. However, we receive many inquiries from international applicants, often working with international agencies.

As a result, we’ve formalized our application process to better cater to international applicants.

Here’s the process:

  1. Basic Information. Send us an email at info@AshburnExecutive.com with your name, phone number, and the email we should use to setup a secure digital folder for you.
    • We can use Google Drive or Dropbox, as you prefer (please specify).
    • We can also communicate using WhatsApp if you have an international phone number. Be sure to specify your country code and confirm if you would like us to use WhatsApp.
  2. Secure Folder. You will receive an email invite for permissions to the Google Drive or Dropbox folder, as requested by you. This folder can only be accessed by three (3) persons: the Property Manager, the Owner, and you.
  3. Upload Documentation. Upload a scan or original digital document of all of the documentation requested below.

After we receive and evaluate the documentation, performing any necessary verification and inquiries, we will advise you of our decision. Please be advised that your invitation to apply is not a guarantee of acceptance. At any given time during rental availability, we often have a short list of applications scheduled for viewing with applications to review. Yours will be among them.

Note that we do not discriminate against tenants based on race, color, national origin, religion, sex, familial status, or disability. We are only interested in two key things:

  1. Can you reliably pay your rent on time?
  2. Are you likely to take care of and respect the property?

Requested Documentation

We require a copy of the following items. In some cases, as indicated, several different documents will serve a particular need, and you can select from among the most convenient for you to obtain. For tax returns and paystubs, don’t worry about foreign languages. We have tools to translate documentation and convert currencies.

  1. Passport and visa (as applicable). This is to verify your identity. If you’re in the United States on a visa, we need a copy of that as well, clearly indicating what the duration and end date is. For the passport, we only need you to include the photo page with your name, photo, issuing country, and passport expiry.
  2. Bank Statements or Tax Return. A bank statement from anywhere in the last three (3) months or a tax return in the last two years. This will assist in verifying your financial situation. The statements must include your full legal name and a clearly visible date, along with bank balance (for bank statements) and gross income (for tax returns).
  3. Paystubs. At least one month (preferably two) of paystubs, anytime in the last six (6) months. This will assist in verifying income. The paystubs must of, of course, include gross pay, net pay, your name, and the name of your employer at the time.
  4. Letter of employment. A letter from your employer verifying your employment and your income.
  5. Letter of reference from previous landlord. If you’ve rented a property in the last two years, we require a letter of reference from your previous landlord describing your rental duration and payment history. Specifically, if you were ever late on a payment, and if so, how many times.
    • Alternate documentation: a copy of proof of ownership of your home, if you were not renting, issued by a government body, clearly stating your full legal name and that you are the owner. Ideally, this will come with some indication as to from when you have been the property’s owner.

Bonus Documentation

The following documentation isn’t strictly necessary. However, this can also be useful when we have multiple applicants with similar suitability, and are using documentation to help us decide on the lowest risk applicants.

  1. Monthly billing statement. A phone bill or other utility bill you’ve made at your prior place of residence. This helps us confirm your ability to make on-time payments.
