Applicant Checklist

Before you submit an application, or even request a tour, we recommend you review this checklist to streamline the process.

1. Furnished Rental

This property is rented fully furnished. If you need to move furniture with you, this rental is not a good fit. Most rental properties in the area are unfurnished rentals, and so many people who come for a tour only realize this after visiting.

Before you request a tour, please confirm you understand this is a furnished rental.

2. Utilities are Not Transferred

We’re focused on the corporate housing market and simplicity for busy professionals. That’s why we handle all utility payments. This simplifies renting for you to a single monthly payment. It also saves us the admin overhead and expense of coordinating utilities transfers and equipment returns.

Before you request a tour, please confirm you understand that utilities will not be transferred into your name.

3. Garage Parks a Single Vehicle

We have one vehicle space inside the a garage, although two vehicles can also be parked on the driveway, for a total of three (3) vehicles on the property.

Half of the driveway is used up for storage of furniture and other supplies, which will be present during your lease.

Before you request a tour, please confirm you understand that the garage will only park one vehicle inside.

4. Financial Requirements

The Ashburn Executive is targeted to professionals who value simplicity and a full suite of amenities. We only rent to those applicants with excellent credit scores (700+) and income that meets our exceeds three times (3x) the base rent.

International applicants without US credit scores can still apply with sufficient financial assets and confirmation of US-based income meeting or exceeding the three times (3x) base rent figure.

If you have a recent bankruptcy, are looking to rebuild a damaged credit score, or cannot cover move-in costs (move-in fee, security deposit, prorated first month’s rent, last month’s rent), then our luxury furnished rental isn’t the right fit.

Before you request a tour, please confirm you and/or your co-signers meet the minimum credit score and annual income requirements.

5. Target Move-in Date

We aim to rent the property shortly after it comes available. We do take a few days after a tenant leaves for deep cleaning, inventory, and maintenance.

Preference is given to applicants looking to move in within a few days of our property coming available. If you’re looking for a move-in date that’s more than a month out from our current availability date, we won’t be able to hold the property for you. We recommend touring the property when your move-in date is within three (3) weeks from our availability date.

The availability date may be a future date if the property is currently occupied, or the current date if the property is available for immediate occupancy. Availability details can be found on our Availability & Pricing page.

All else being equal, you are more likely to be the applicant we invite to lease the property if your target move-in date is within a week or two of your tour date.

Before you request a tour, please confirm your target move-in date is no more than a month out from the availability date.

6. No Pets

We think cats and dogs are adorable. However, as a furnished rental property, we don’t have a good way to charge for potential damages to restore the property to what it was prior to furniture damage by a pet.

Consider when a cat rips the designer leather sofa, and the leather can no longer be matched: most tenants would not find it fair to have the entire sofa set replacement charged to them.

Future tenants may have sensitive allergies, and to keep the property an option for them too, we have chosen to apply a no pets policy. Exceptions can be made for fish in a tank, however.

7. No Smoking, Vaping, or Illegal Substance Use

We don’t allow smoking, vaping, or related inhaled products to be consumed inside the home or the garage. You can use the front porch, driveway, or deck for this purpose, as long as you are mindful that neighbours are not affected or inconvenienced.

Illegal substances, whether socially mainstream or not, are strictly prohibited inside the property as well as on property grounds.
